Our standard full-flake planning range is $8.50–$11.50 per sq. ft. CAD. The final price depends on measured area, preparation, repairs, moisture conditions, access and the specified finish.

Epoxy and polyaspartic can be layers of the same garage floor. A common specification combines an epoxy base, full-flake broadcast and a compatible polyaspartic topcoat. We confirm the products and preparation after inspecting the concrete.

Preparation and installation

How we prepare and coat your garage floor

Older concrete, existing sealers, oil stains and damp areas need attention before coating. For detached and laneway garages, we also review equipment access, weather protection and working conditions.

1. Inspect the slab

Review cracks, spalls, contamination, existing finishes, moisture concerns and the intended use. Identify testing or additional repairs needed for the proposed system.

2. Grind and prepare

Remove unsuitable material and mechanically profile the concrete. Edges, corners and the garage doorway need preparation as well as the open floor.

3. Repair and detail

Complete the agreed crack and surface repairs. Assess each joint separately; movement joints need an appropriate detail and should not simply be coated over.

4. Apply the base system

Use the specified primer, moisture treatment where required, and base coat. Preparation and substrate conditions must suit the chosen products.

5. Broadcast and topcoat

Install the selected flakes or aggregate, remove excess material and apply the compatible topcoat with the agreed texture.

6. Cure and hand over

Review the finished floor and provide cleaning, loading and vehicle-use guidance for the installed system and site conditions.

Plan your parking and storage

When can you use the garage again?

The application schedule and the time before parking are separate. A floor that can be walked on may still need more curing before vehicles, shelving or heavy equipment return.

Before installation

Empty the agreed work area and arrange parking and storage. Tell us about fixed cabinets, appliances and any items that cannot be moved.

During the work

Grinding, repairs and coating stages determine the installation window. Keep people and pets out of the work area and follow the ventilation plan.

Before driving back in

Follow the written vehicle-use date. The Maple Ridge project above used a five-day parking allowance. A different system or different site conditions can require another schedule.

Need a one-day installation? Ask during the assessment. Suitability depends on repairs, moisture, temperature and the complete coating system. One-day application does not automatically mean next-day parking.

Care and coverage

Protect the finish after installation

Routine garage floor care

Remove loose grit, clean spills promptly and use a cleaner compatible with your topcoat. Avoid dragging heavy items. Ask before using aggressive chemicals, abrasive pads, rubber-backed mats or a pressure washer.

Written warranty terms

Qualifying systems include written warranty information. Review the term, covered defects, exclusions and maintenance requirements with your quote. Slab movement and moisture conditions need to be addressed in the agreed scope.

Garage epoxy flooring FAQs

Can you coat a cracked or previously painted garage floor?

Often, after assessment. Loose coatings, weak concrete and contamination may need removal before grinding and repairs. Active cracks, moisture problems or serious deterioration can require additional work; a new coating cannot correct every slab problem.

Is epoxy or polyaspartic better for a garage?

They can serve different roles in one system. Epoxy may provide the base and decorative build, while a compatible polyaspartic topcoat can provide UV stability and faster curing. Compare the complete specification, preparation, warranty and reopening schedule.

Will the coating peel under hot tires?

A properly prepared system rated for vehicle use is intended to resist hot-tire pickup, but no coating is failure-proof. Adhesion, moisture, contamination, product selection and allowing sufficient cure time all affect performance.

Will my garage floor be slippery when wet?

A coated floor can be slippery when wet or oily. We discuss texture options for the finished surface, balancing traction with cleaning. Prompt spill removal and regular maintenance remain necessary.

Will the floor yellow near the garage door?

Some epoxy layers can change colour under UV exposure. Where sunlight reaches the floor, we consider UV-stable topcoats and the compatibility of the complete system. A clear topcoat does not make every underlying epoxy immune to colour change.

Can you fill the joints for a smoother floor?

Selected control joints can sometimes be filled as part of the quoted scope. Isolation and movement joints need separate detailing, and movement can reappear. We assess the slab before recommending which joints to fill.

Can you install garage coatings in cooler weather?

Only when the selected products' temperature, moisture and ventilation requirements can be met during installation and curing. Detached garages may need additional planning or a different work window.
